The Studio

Fully furnished and thoughtfully designed, including:

• Wardrobe and additional storage
• Foldable dining/work table (seats 4–6 when open)

• Bathroom storage cabinets

Modern fitted kitchen with:

• Oven
• 2-hob cooker
• Fridge freezer

• Foldable Countertop (For extra kitchen workspace)

Comfortably sized bathroom with large walk-in shower and washing machine.

Garden & Outdoor Space

You will have full access to the garden, shared with the main house (occupied by me and my partner).
Please note: garden images are mock-ups — landscaping is due to be completed by the end of March.

The studio has its own secure private entrance leading to Carbuncle Passage behind the property. This private entrance area has:

• Private black bin and Recycling area
• Space for wall mounted vertical bike rack if needed
• Secure gated access

Deliveries & Storage

Your address will be registered as the main house. You will have keys and access to the main house if needed i. e if you are expecting a delivery and nobody is home in the main house to recieve it. We will also be creating and outdoor storage unit in which we can put parcels and post for you to avoided having to go through the main house.

Due to limited storage within the studio, additional storage space in the main house can be provided if needed.

Bills (not included in rent)

No council tax cost. This cost is covered by main house.

Energy usage will be metered and split monthly with the main house.

Approximate monthly costs for you:

• Internet: £15
• Water: £15
• Energy: ~£35 summer / ~£55 winter

Please note: Carbuncle Passage is a small pedestrain alley which runs between two rows of houses. It may not be the most appealing street to walk down for some. However it is well lit by street lights at night and as someone who has lived here for 5 years i have never heard of there being issues on the passage. But understandably it may still not be very appealing, particularly for women. If you are interested in the space please consider that we are looking for somebody that will be comfortable using the entrance through the passage on a daily basis. Somebody that cycles would have less issues accessing it on a daily basis. there is an ongoing community effort with the council to improve it and make it more welcoming, with locals maintanining the back fences to highers standards and small street parties in the summer.
