The Annexe is a recently modernised self-contained two storey semi-detached house which provides a useful space for 2-3 adults or a family of two adults and a maximum of two children (please note the bedrooms are on different floors).

The Annexe is centrally located with an excellent GP surgery and pharmacy a few doors away as is Norwood Primary School, a vets, nursery's and a garage/convenience store nearby. The Annexe is within 20 minutes walk of Churchtown, the town centre and is centrally located for the main shopping areas.

The Annexe can be let part furnished or unfurnished. There is an opportunity for The Annexe to be fully furnished for an extra £150 per month (£100 for double/£50 for single).

There is parking for up to two cars on the driveway (One behind the other) in front of The Annexe with electric security gates. There is also plenty of on street parking nearby if needed.
Tenants also have shared access to the lovely front and rear gardens.

The Annexe consists of:
• A very large double room on the first floor with plenty of storage space in the eaves (23.5ft x 17.5ft/ 7.15m x 5.32m) (£600 if let individually)

• Bills are included in the rent (water, 200mbps WiFi, council tax, gas and electricity on a fair usage basis so does not include electric car charging etc.)
• The Annexe is double glazed, has gas central heating, well insulated and has an Energy Performance Certificate C/76.
• All floors have laminate flooring so is easier to clean and reduces the risk of losing a deposit because of stains

The Annexe will be available from 1 January 2024 after the existing tenants have moved (buying a house) and the rooms have been repainted.

Suitable tenants are required to have a combined minimum of 2.5 times the annual rent.

One week’s rent is required to reserve the property. This will be withheld if the applicant withdraws from the tenancy, fail a right to rent check, provides materially significant false or misleading information, or fail to sign their tenancy agreement within 15 calendar days (or other deadline for agreement as mutually agreed in writing)

A deposit of five weeks’ rent is required and this covers damages or defaults on the part of the tenant during the tenancy. Further terms and conditions will be provided alongside the tenancy agreement.

As The Annexe has shared spaces with the family next door (where there are children), and as such, it is not suitable for pets including cats, dogs or similar animals.

The owner lives next door and from time to time will need access to boiler/service cupboard.

In January 2014 there will be renovation works in the house next door for two weeks but should not cause disruption.

Between May and October 2024 there are major renovation works at the rear of the main house and this will cause noise and some disruption during the day so not suitable for night shift workers. This will also reduce access to the gardens.
