My fully furnished, newly renovated 2-bedroom private garden flat will be available for a short-term let from around 1 December until the end of January / mid-February while I’m away travelling.

The flat is on the 1st floor and has a lovely south-west-facing rear aspect, meaning the bedroom, bathroom and kitchen get plenty of natural light from midday into the evening — when Edinburgh weather allows, of course 😅.

The layout is semi-open plan, with a spacious living room/office area connected to the kitchen and separated by a sliding door. There are two bedrooms, a large bathroom with a bathtub and electric shower, and plenty of storage throughout.

As a maindoor flat, it also has its own private stairwell and access to well-kept front and rear gardens.

There are even more bus routes available just around the corner.

Free on-street parking is available directly around the flat, with no permit required.

✨ Pets ✨

My dog will be away with me while I’m travelling, so the dog in the images will not be living there.

That said, well-behaved pets can be considered for the duration of the stay. I’m particularly open to dogs, provided they are house-trained, well-behaved and suitable for the property.

✨ About the Arrangement ✨

This is intended as a temporary, short-term arrangement only while I’m travelling.

The entire flat will be available exclusively to the occupier(s), so you’ll have the place to yourself. This is a short-term arrangement only and will be offered on a lodger basis rather than as a standard long-term tenancy as this is my primary residence. My personal belongings will be removed from the let space.

The flat will be rented as a whole, rather than room-by-room, and all bills are included in the monthly price. The exact start and end dates can be discussed, with the intended period being approximately 1 December to the end of January / mid-February.

I’m looking for someone who will treat the flat as their own, keep it clean and tidy, and respect the property and neighbours.
