🏡 Female Lodger Wanted – Weybourne, North Norfolk

A tiny single room is available in my comfortable two-bedroom bungalow in Weybourne, North Norfolk, right in the middle of an area of outstanding natural beauty and a popular holiday area.
The house has shared use of the kitchen, living room and bathroom, with the possibility of limited use of a separate sitting room/sunroom with absolutely incredible views across the countryside and towards the steam railway. It’s a lovely place to sit and unwind, particularly in the evenings.
🌿 The location
The bungalow is surrounded by beautiful North Norfolk countryside, with the steam railway and coastal attractions nearby. Weybourne, Sheringham, Holt and the surrounding area are all within easy reach.
💷 Rent: £499 per calendar month
Some household bills would be additional at cost, but internet/Wi-Fi is included free of charge.
🗓️ Availability
The room is expected to become available around the end of September to mid-October, subject to completion of the current bathroom refurbishment. I’ll have a clearer date nearer the time.
🏠 How the arrangement works
I ordinarily spend between one and three nights a week away from the property, so during those times the lodger would have the entire property to themselves.
The property is a two-bedroom bungalow with a completely separate holiday pod/annex accommodation attached to the side. This is independently operated and is arranged so that it doesn't interfere with the lodger's accommodation or normal use of the house.
There may also be an opportunity for the right person to reduce their rent by helping with occasional holiday-guest changeovers/cleaning when the separate accommodation is occupied. This is entirely optional and could suit someone who is organised, reliable and perhaps works from home.
👩 Who I'm looking for
Ideally, I'm looking for a female lodger who is:
• Clean and tidy — this is particularly important
• Respectful of a shared home
• Quiet and considerate
• Reliable and financially secure
• Ideally working or working from home
• Looking for a supplementary/part-time home arrangement, rather than a full-time tenancy
💷 Financial requirements
This is a private lodger arrangement and the rent must be paid personally and reliably each month.
I’m looking for someone who can demonstrate sufficient independent income or funds to comfortably meet the rent and agreed household costs. I’m unable to accept applicants who cannot demonstrate that they can meet these payments independently.
Standard identity and affordability checks may be requested before agreeing the arrangement.
📮 Address and correspondence
This is a lodger arrangement rather than a permanent home/business-address arrangement. The property cannot be used for credit applications, business registration or other purposes requiring the address to be used as a financial or business correspondence address.

About me:
I am an early retired IT Executive
who ditched the rat race for a coastal paradise and a bit of meditation.
I spend 1 to 3 nights out a week at my gf's house we will be taking increasing weeks away 2 to 4 atm with future intended up to 10 12 wks pa in the next year or so.
Might be a future option to flip to a formal full time house rental in the future should i go full time at hers.
Im a chilled but no nonsense type of person.
