Looking for Tenancy Replacment

Bedroom (Angle 1)

I am looking for someone to replace my tenancy , as I am moving out. Move in date would need to be 2 months after an agreement is made (hopefully an agreement is made ASAP), so I can give my two-months notice to the landlord, in accordance with the new tenant laws.

The listing is for a single room, in a two bedroom house. The room comes with its own bathroom upstairs next to the room, and the house has guest toilets downstairs. The living room, kitchen, and garden are all shared with the remaining tenant. The furniture pictured in the bedroom (aside from the chair) is my own but the landlord does still have the bed and wardrobe that used to be in here. The wardrobe was small, so I am willing to sell one of both wardrobes.

Rent is £877.50 a month, not including bills (currently £85, split with the existing flatmate but if there are other services you wish to switch to that can be discussed with them). Tax band C.

Expections in a flatmate are basic and simple; someone friendly, clean, and reasonable about noise. The remaining flatmate is a women, so women are also preferred for applicstions. Preferences are also for professionals but all are welcome to apply.

a parking space that comes with the property, that is unused.

Private garden
Bus stops located close to the property
