Available in detached extended bungalow at the end of a quiet private cul de sac, the lodger's accommodation consists of:
An air conditioned furnished double room (king size bed) and is also incorporating its own separate adjacent lounge and bathroom with shower and toilet, so lots of peaceful private space.
Both bedroom and lounge have new 50 inch smart TVs and fibre internet (with both direct ethernet switch ports and Wi-Fi repeaters)
There is off road parking and a large garden too.
The rooms should be ready/available in the first week of May as I finish off the refurbishments including some fresh redecoration and a new bay window.
All bills, except for the electricity that you personally use (separately metered for your rooms) are included.
The household consists of myself (male/father 61), my son (32) and his female partner (26). We all have our own areas/zones/annex within the home, each having private bedrooms, lounges and bathroom facilities, so everyone enjoys their own privacy/space, including a lodger.
There's a fully equipped shared kitchen/dining area and a washing machine (and separate tumble dryer if absolutely necessary.) The garden clothes washing lines are encouraged for general drying use.
You will have the use of your own separate full size fridge/freezer and a single kitchen cupboard.
A king size bed and mattress is provided but you will require your own bedding, duvet, sheets and pillows.
An individual air conditioning unit is in the bedroom for your general heating/cooling requirements.
The main house is air conditioned too, and also gas centrally heated, but this is only used at certain cold times in the winter. There is a log burner that is used in the winter to provide a centralised heat source to help maintain a reasonable ambient house temperature.

7 mins walk to Wivelsfield Railway Station, (London to Brighton line)
18 mins walk to Burgess Hill Railways Station (London to Brighton line) and the town centre
3 mins walk to Lidl
You are required to be a responsible, considerate, polite, hygienic, trustworthy, reliable, tidy and respectful individual to be considered as our lodger. Your social activities should happen outside of the home please, or a guest by prior arrangement.
Proof of identity and employment will be required. References are prefered too where possible but consideration will apply to all..
3 weeks security deposit and a weeks rent in advance. Rent to be paid weekly in advance thereafter.
Your personally used electricity can be settled/paid weekly or monthly. This is a separate payment to the rent and is charged at the actual energy company's rate.
