An air conditioned furnished double room (king size bed) and is also incorporating its own separate adjacent private lounge and bathroom with shower and toilet, so lots of peaceful private space.
Both your bedroom and lounge have new 50 inch smart TVs and fibre internet connection via direct ethernet switch ports and via WiFi repeaters too.
There is off road, driveway parking available and a large secluded garden.
All utility bills are included*.
*The electricity that you personally use in your bedroom and lounge is metered separately. You will have a free monthly allowance of up to 60 kWh, beyond which you will have to pay for the extra at the actual supplier's rate, currently 27p per kWh.
The friendly and relaxed household consists of my son, 32, a field maintenance engineer, and his female partner, 26, a nursery child carer. I myself (father, 61) reside in the annex. There are separate areas/zones and an annex designated within the house and garden, each having its own private bedroom, lounge and bathroom, WC and shower facilities, so everyone enjoys their own private space, including the lodger in their private and peaceful area.
There's a shared kitchen and dining area, a washing machine and a separate tumble dryer, if necessary. The garden clothes washing lines are encouraged for general drying use.
You will have the use of your personal separate full size fridge/freezer and a kitchen cupboard for storage.
A king size bed and mattress is provided but you will require your own bedding, duvet, sheets and pillows.
A new individually controlled air conditioning unit is in the bedroom for your general heating/cooling comfort requirements.
The main house is separately air conditioned too, and is also gas centrally heated; but this is only used at certain colder times in the winter. There is a log burner that is run frequently in the winter to provide a centralised heat source to help maintain a reasonable ambient house temperature.
We have a cat and a small spaniel dog. They are closed out from the lodger's personal area of the house.
**If you also own a pet we will consider whether it will be a suitable addition to the household. A different rent rate will apply to a lodger with a pet**
7 mins walk to Wivelsfield Railway Station, (London to Brighton line.)
18 mins walk to Burgess Hill Railway Station (London to Brighton line) and to the town centre.
Just 3 mins walk to Lidl door to door.....very handy!
The lodgings would suit a clean living professional working person who travels out to work daily/regularly and enjoys their own private space. If you frequently work from home the details would need to be discussed and a different monthly rent rate would usually apply.
You should be a responsible, considerate, polite, hygienic, trustworthy, reliable, tidy and respectful individual to be considered for the lodgings.
Your social activities should mainly be conducted away from the home and I would ask that any guests are by prior notification/agreement please.
Proof of identity and employment will be required. References are prefered where possible, but consideration will be given to all with or without.
£750 security deposit and a month's rent in advance. The monthly rent to be paid in advance thereafter.
