Bright and airy attic room in Meanwood

We have a double room available in a soon-to-be four-person house share in Meanwood.

Full description & info below, but do give us a shout on here if you have any q's on anything that we've not covered!

The room is available now, so move-in date can be any time.

ABOUT THE ROOM:

It's a room in the attic of a three storey house, so up two flight of stairs.

There's a double bed with a nice comfy mattress (way nicer than the cheap ones most shared houses have).

There is a wardrobe, bookcase / shelving unit, and storage under the bed for boxes etc. There's also a large chest of Ikea drawers and a small desk. If you have your own desk you wanna bring that's great. If not and you want a bigger one, not a problem, I'll get on Gumtree and find one!

There are not one, but *two* windows! One large window with a wooden Venetian blind (looks ace, easy to clean), and one Velux window in the sloping part of the ceiling with fabric a blackout blind.

The room gets tons of natural light so has a bright and airy feel to it. Don't worry though, there's also a massive radiator for making it all warm and cosy when it's chilly winter evening outside!

The carpet is in good nick, and has a layer of extra thick underlay beneath making it comfy and warm.

The room's walls, ceilings and skirting boards have all been recently painted, just waiting for a few pictures to be put up on the walls to give it some colour and character :)

ABOUT THE HOUSE:

The house is a brick built back to back terrace with three floors plus a cellar.

We've got super-fast 200Mbps fibre optic unlimited broadband from Virgin Media, so there's plenty of bandwidth to go around.

On the ground floor is a large living room and open plan kitchen.

For the living room there's a faux leather 3-seater sofa, a small dining table. and a TV for cosy nights in or a day-long Netflix binge. Real wood floor and a nice large rug.

The kitchen has all the usual appliances you'd expect, and plenty of storage space for your food. Cutlery, crockery, mugs, pans and utensils are all included. There are two fridge freezers so there's more than enough space for the four of us.

On the second floor there's one bedroom and the bathroom. The bathroom has a pretty new shower and taps, plus storage baskets for shampoo, shower gel, etc. The shower is fed by the boiler, so the water is hot and the pressure is high! The washing machine is also situated in here nice 9kg capacity and only a couple of years old, plus there's storage space for all your detergents etc.

On the top floor are two bedrooms, one of which is the one being advertised here.

Finally we also have a cellar which has just been refurbished and had an extra (small) bathroom fitted. It's quite small but handy for use in emergencies if the main bathroom is occupied!

Central heating throughout the house (including the cellar).

ABOUT THE HOUSEMATES:

You'll be living with Benton and Tom, and Rich for a bit.

Both Benton and Tom work at the Waitrose in Meanwood. Benton's from Australia. Tom's from Bradford. Both very easy going and friendly, and into some sort of magic card game that I don't understand. They work nights currently so you'll have the upper floors of the house to yourself most evenings :)

Rich is only here temporarily as he's off travelling some time in Jan / Feb. Just waiting for the visa to land!

ABOUT THE BILLS ETC:

Included in the rent: internet, water, TV licence, council tax.

Not included: electricity & gas (which will be split equally each time we get a bill) and contents insurance (which you'll need to arrange for yourself if you need it).

ABOUT THE TRANSPORT LINKS:

For traveling to the centre of Leeds there is a bus stop 2-3 mins away on Meanwood Road. Services 38 and 39 running every 10 mins during daytime and every 30 mins at night.

There's also the option of walking to Otley Road (10 mins or so) and catching any of the buses that run to / from town via Headingley.

ABOUT THE LOCAL AMENITIES:

The centre of Meanwood is only 2 mins walk away. There you'll find...

Supermarkets - spoilt for choice! There is a Waitrose, Aldi, and a Poundstretcher
Bars - loads to choose from: Boot & Rally, Alfred, Terminus, Meanwood Tavern, Junction, Eight
Restaurants - Zucco, Via Verde, Hana Matsuri (allegedly the best sushi you can get outside London - but good luck getting a reservation!)
Takeaway - Dawaat curry house right at the end of the road (10 seconds away!), Kirby's fish & chips
Cafes - Tandem, Maria's, Wildcraft Bakery, Little Athens, a greasy spoon I can't remember the name of
Fast food - KFC, Papa Johns, Badboy Burgers, a kebab shop
Shops - Bargain Booze, a chemist, Ladbrokes, the laundrette

Headingley is around 10 mins walk away, with far too many bars, restaurants, supermarkets and shops to list here.

The house is also right next to Meanwood Beck and Meanwood Valley Trail. The trail is a woodland path that can either take you to Woodhouse Moor / Hyde Park if you turn right, or all the way out to Golden Acre Park if you go left. Great for a Sunday walk or an off road trail run. Google it, it's great.

ABOUT THE DEPOSIT:

£475 payable on signing of the contract in case you do a runner without giving notice, or trash the place before you move out. If neither of these things happen you'll get it back in full once you've left. Held in the Government's Deposit Protection Scheme, not the landlord's bank account.

ABOUT THE RENT AND THE CONTRACT LENGTH:

Rent is £475 per month, payable in advance on the 1st day of each month via bank transfer.

Note that with the cost of the included bills (water £10 each, internet £10 each, council tax £30 each) you're effectively paying £425 pcm compared to most rooms which don't have all of that included.

It’ll be a 6 month contact running to June 2024. However, if you want to move out before then that's no stress, you just need to give us a couple of months' notice so we have time to re-advertise the room and find a replacement.

And if you wanna stay longer that's no sweat either! The contract will just roll on until you decide it's time to move out.
