TLDR; Homey, fun, friendly, warm and sociable house seeking new family member

Hello our future housemate!

My name is Rubin and I am the very proud live-in landlord for a very special house in Redland shared by a menagerie of friendly, caring and interesting souls.

We are looking for someone considerate and sociable to take a rather lovely room in our homey and top spec house from November, however we are also able to be flexible for the right person!

I have two options available price wise, this is to encourage us finding a long term housemate, but also allows us to be open to a shorter term let...

1. £700 per month on a rolling monthly contract.

2. £650 per month on a 6 month contract, then monthly rolling.

'Everything' is included in the monthly rent but as a basic breakdown this is how it shakes out:

Room rental : £470/520
Cleaner for communal areas : £30
Council Tax : £65
Water, Electricity and Gas : £60
Internet and Netflix : £10
Toiletries (Loo roll, washing up liquid, washing machine detergent and household cleaner) : £15
Landlord constantly upgrading furnishings : £priceless ;)

Main house info:
4 person house share, plus two cats
3 person shared bathroom (One of the other rooms has an en suite)
Multiple communal spaces, including super cool DJ area (say whaat), fully kitted living room for film and general hang out, hipster dining room and a really great garden for BBQ's etc.
Attic storage space and secure garage bike storage
Socially minded but also respectful of personal space vibe

We are a home of 20/30 somethings, very relaxed, friendly and all round not too bad to live with.
We are eager to find someone *actually* keen to live in a HOUSESHARE.
This means sometimes we like to do things together, cook for each other (with aims to have a communal meal every week), go for walks, go for a night out, fawn over the cats and moan about relationships etc.
If you are looking for somewhere convenient but not actually up for being a part of a house this may not be the place for you.

We are an ever changing random people house from all walks of life with our own interests, hobbies and a variety of careers. However, we all get on well, have a fun time living together and contribute towards what I believe to be the "best house share in the whole of Redland"*!

We are looking for one new housemate to join Naomi, Gareth, myself and the cats. Ben who has been here for 18 joyous months is currently on the lookout to a buy a flat so this is why his room is becoming available.

Ben's room will be available from the 1st of November... However potentially earlier/later depending on how his house hunting goes and your needs.

The room is approx 12x12ft and on the top floor of the house.
The window is eastwards facing meaning good morning light and at the back of the house which means its quiet and over looks the garden.
The room comes furnished with a double size bed, large wardrobe with full length mirror, two trendy industrial looking shelves, a lovely bureau, chair and bedside table and pineapple design on the wall from a cherished ex housemate.... However this can be painted over if it's not to your style!
If you are signing up to a long term contract then the room can come unfurnished apart from the wardrobe which must stay.
There is a large radiator in the room so it doesn't take long to heat up and the house's heating is kept on all year to maintain a good living temperature.
There is a lock on the door and this room also features loads of attic space with its own hatch which could be very important to someone.

You will be sharing the main bathroom with two others, and there is a separate loo on the ground floor if you get desperate! We have had no issues with the bathroom share as we have different working patterns.
In the main bathroom, there is a bath, Grohe power shower, loo, sink (you know the usual) and we each have our own cupboard space. It's in good condition and kept clean.

Moving down a floor and let's quickly pop into the living room...

The Living Room.

The big hub of communal living... it's pretty homey, it's very comfortable with a sofa... it's got two armchairs, some plants and big doors that go out onto our balcony.
Features wise there's a swanky 50" TV with a PS4 (AKA Netflix/Just Dance Machine) a dressing-up box/coffee table/filled to the brim with questionable apparel and we try to keep it clean and nice for everyone.
In fact, our robot vacuum cleaner called 'Anthea' lives in here and vacuums the living room and kitchen every damn day <3. You may notice that we also have a collective random booze shelf, this comes in handy quite often, especially when we have underprepared for the weekend.

The Kitchen.

Probably the biggest highlight of the house is our kitchen as it has been built and renovated to an extremely high standard. Features include filtered water, a Corian (posh granite) work surface, a 4 plate induction hob, a large dishwasher, NEFF oven, Nutribullet etc. We have Judge saucepans, Sabatier knives, and multicoloured Denby crockery sets and so on.
Everyone has their own food storage and we share two fridges. One is usually vegetarian and the other is meaty friendly but we don't mind really. You also get your own personal freezer drawer.

There is also a Juliet balcony looking out to our garden and we have an extensive recycling situation going on. In fact you should really be into recycling to live here, and if you aren't you will be by the end.

An important point to note about the kitchen, in particular, is that to avoid clutter and confusion (especially if things break) everything kitchenware wise is provided by myself and nothing of your own is expected to be added (except for a favourite mug or two of course!).
So please bear that in mind when thinking about moving here as we are unable incorporate all your favourite crockery and cooking gear.. I have continually tried to ensure that it is fully featured with high-quality gear, I am usually adding and improving the facilities and kitchenware and always open to requests from housemates.

The Downstairs Dining Room/Activity Space/Communal/DJ Room.

On the ground floor, we have our dining room with a big trendy table and benches. This is usually where we have things like dinner parties but also a good space for activities. We have two DJ decks down there free to use if you're into mixing vinyl (or interested) and a friend of ours occasionally runs DJ lessons from here. There is also a TV and double doors that go into our patioed garden.

We have a secure garage with dedicated bike storage.

Garden.

Last year we renovated the garden. We have already had some fun out there and got some preliminary firepit/BBQ action on the go! At the end of the garden is an ominous looking shed, this is, in fact, a music studio... !

Parking.

We don't have any off street parking but you can get a parking permit to park on the street.

The Area.

I have lived in Redland for 9 years now and Bristol even longer than that. I am sure you know Redland is a highly sought after area to live in Bristol, full of greenery, friendly people, great shops, bars and ease of travel including an inner-city rail link.

So that's the house and now I'll explain a bit more about us.

We are a 4 person house, including myself, so that is something to be considered and it's helpful if you know what's to be expected in a medium sized house share. In terms of the kitchen etiquette there needs to be some consideration. We are generally up for doing some shared cooking, so if you're into that idea all the better!

We often have friends over for meals and BBQ's and try to do things as a house also.

As for ourselves personally.

I spread myself around lots of different things. I do some media work for a couple of charities, run a small music production company, local handyman and every now and again I help build sets for films and TV.
I like to do outdoorsy stuff and as I approach my middle age (I'm 31 so perhaps pre-emptive) I have decided to learn how to ride a motorbike, SCUBA dive, hiking/outdoors and I'm converting a VW into a camper (with a built in music studio of course) to run away in.
I also love going out for a boogie and have a lot of friends who put on some really great nights in Bristol.

Naomi

Naomi only moved in with us in August, so it really is a fresh house. She is from Portishead but has been living in Tokyo for the past 3 years!! She has moved back to Bristol and is working for a company that essentially puts together holidays for people to go to Japan. So if you want to go to Japan she would be a great person to talk to.
Naomi is really chilled and lovely, great to talk to, a self proclaimed clean-a-holic who (or so she claims) doesn't get stressy about mess. She's into hiking, seeing friends and family and cooking. Naomi also used to live in a 15 person house in Tokyo so is an absolute pro cohabiter.

Gareth

Gareth has only just moved in, so we are a really fresh house in many ways. Naomi and I got him around a couple of weeks ago for a viewing and immediately knew he would be a fantastic housemate. He's doing a microbiology PHD at Bristol Uni is easy going and likes going to pubs and clubs!

Last but by no means least we have two lovely cats who are 4 years old and go by the names Softy and 'The Raccoon'. We have had them since they were 3 days old as they are proper rescue cats. If you leave your door open there is a high chance you will gain a bedfellow, as it's their house really and they are claiming their territory. Softy is the real darling and 'The Racoon' is a bit of a rebel and sometimes we don't see him for weeks on end.
