Minimum 4 weeks - Reviewed 4 weekly to renew or terminate. (2 Weeks Notice required at review stage) 2 weeks notice payment will be taken at the START of the LODGER AGREEMENT along with the 4 weeks rent in advance to cover the necessary 2 week notice period to be given at the end of any 4 week rental period. (RE-NEW for 4 week NON REFUNDABLE PERIODS.) 2 WEEKS NOTICE payment ALWAYS kept to cover 2 week notice at end of any 4 week period.

Please do NOT request a viewing until you ARE in a decision making position and in a position to secure the room or pay for the room. NO viewings will be considered if you are looking for 3/4 weeks ahead as we cannot guarantee availability in this circumstance and premature viewings will not be undertaken.

LIVE IN WORK FROM HOME LANDLORD

All lodgers are declared to the local authority for council tax, electoral purposes etc and all monies received from rent is declared taxable income to HMRC . Any prospective tenant that attempts to secure a lodger agreement by deception or lies in relation to I. D, references or proof of employment will be reported and the tenancy agreement will be instantly terminated. NO monies will be refunded! A LODGER AGREEMENT is in place (Please do not confuse a lodger agreement with a tenancy contract.)

Very pleasant sought after area. SEMI furnished room - Bed, TV, Freeview, coffee table, wardrobe/hanging space provided etc. Shared kitchen, bathroom, garden. Broadband available but not guaranteed to be continuous, pleasant small garden, street parking in quiet cul-de-sac and use of the washer, fridge, freezer, utensils etc. Bedding supplied but advisable to also purchase your own. You must purchase your own towels etc.

Photographic ID (Driving Licence - Passport) Proof of present/previous address within past 3 months (Utility Bill/Tenancy Agreement) and Proof of Employment required. (Official Letterheaded offer of employment/payslips) PROOF OF NATIONAL INSURANCE NO. MUST BE PROVIDED.

88 GBP per week per DOUBLE room OR 78 GBP per SINGLE room. Lodgers are constantly moving on due to work commitments etc therefore a 2nd room is often available also.(As mentioned 1st 4 weeks rent in advance is payable followed by 4 weeks in advance every 4 weeks at 88 pounds per week or 78 pounds per week for the single room.) The FIRST 4 weekly payment in advance is PLUS the 2 weeks notice period payment (6 weeks upon moving into the property - NON REFUNDABLE IF YOU LEAVE EARLIER) 4 WEEKLY rentals is the absolute minimum rental period followed by 2 weeks notice.

Clean, well kept house. NO loud music, excessive drinking or disturbance will be tolerated. Simple but important house rules. A legal binding lodger agreement is in place. This house is NOT a party house!

Must not mind a cat in the home as there is presently a loving, clean, well behaved cat.

Dedicated smoking area. (Washing of linen, cooking etc. is NOT included in the rent!)

This is to rent a ROOM in a house it is not run of the house. The Living Room Area is regarded as personal space for landlord and family and home office. This is NOT a party house therefore if you enjoy night life (Returning home early hours)this is NOT the house for you.
