Good sized double, with bed/mattress, wardrobe, chest of drawers, chair, shelving, bedside table and lamp.

Rent includes broadband, TV licence (freeview), water/gas/electricity and council tax.

Area:
In a cul de sac in central Caversham - 2 minutes walk to Waitrose/Tesco Express, and a few pubs/restaurants, 15 minutes walk to Reading Station, 20 minutes to central Reading.

The House:
Shared living room/dining space, kitchen with gas hob/electric oven, shared bathroom, utility with washing machine, and garden to rear. Generally furnished to a high standard/style.

There is onstreet parking locally - permits available from the council for £70, but no allocated parking for the house.

Me:
I'm the live-in landlord - 27 year old female professional, working in Reading. I'm generally relaxed and friendly, reasonably tidy (without being particular), reasonably social, and like a G&T with friends of a Friday night.

One other thing, I'm a keen cyclist, so if you are too, there is some indoor bike storage in a room off the utility.

You:
I'm hoping you'll be a little bit like me - professional, social and friendly, happy to catch up over a cup of tea/glass of wine. In terms of the house, I have no intention of instilling rotas but hopefully we'd contribute equally to cleaning/buying loo paper etc.
