This is not a sublet. You'll be the co-tenant and be put on the tenancy agreement after references by the agency.

- Agency fees and deposit is between you and the estate agency.

- Rent is £795 (i. e. £397. 5 each) per month. This is a steal as similar flats are renting for around £900 - £1000 in Newbury!

- All other bills will be shared equally.

- The flat's available from 16 september therefore if you're interested, please contact ASAP so that the agency can start your references.

- The agency rents out the flat unfurnished. I've furnished the flat myself and am happy for you to use furniture etc in the common areas free of charge.

- I bought a double bed, mattress and wardrobe for the second room. This can be discussed as I am willing to give them away at a fair price.

- Spacious living area with wood laminate flooring; tastefully decorated, superfast broadband/wifi, 40 inch 3D smart TV with new 3D glasses to use if you want. Full use of kitchen, storage spaces, garage and all communal areas.

- Lovely kitchen with washing machine/dryer.

- Male or female flatmate is welcome.

- Prefer someone who enjoys a clean environment and makes an effort to keep the flat clean as well.

- Viewing strongly recommended. You'll hardly find a flat this nice and spacious in Newbury (and at this price)!

- No smoking in the flat please and no pets.
