Large double room available in luxury apartment

Hi, my name is Nick. I am looking for a mature, considerate professional to share this apartment with. As I am 33 years old, I would like to share with someone who is at least in their late 20's, preferably 30's, to ensure our priorities are similar. I've lived here for over six years and successfully house shared with men or women; I don't mind sharing with either gender, quality of character is what is most important. If you're tired of having to share with six to eight people to get "luxury" accommodation, then this is for you!

The room on offer is the master bedroom. It is the bigger of the two, with a king size bed, wardrobe, chest of drawers, bedside tables, a desk and ample space for additional storage. I am happy in the smaller room, which is why I am letting this one. If you are worried about noise pollution because of it's town centre location, rest assured that the bedrooms are exceptionally quiet. There is also a sizeable attic for storing extra belongings, which is rare for an apartment build.

Aside from the usual character traits that most people look for (nice to get along with, can pay the rent, etc), there are two main things that are absolutely essential for me:

1. Getting a good nights sleep
2. Living in a clean and tidy environment

These two things are really important to me, so if you are still living like a student or you're the type of person who enjoys going to Lola Lo's every weekend, coming in drunk in the early hours, please do not apply! :o) I'™m sure you're a lot of fun but I'™m 33 now and have a focus on my career.

I work five days a week Mon-Fri; I'm a manager in an office job which can be quite demanding. I am very sociable and friendly. It would be good to find a housemate who I can form a friendship with, as it makes the house sharing experience a lot nicer.

> Roof top terrace area (shared with the 4 other apartments) perfect for barbecues or storing bicycles. Please don't set your expectations too high on this point... it is more of an "outside space", than a swanky pants roof garden with private butler(!)

> Secure complex with access code entry system.

> No smoking. No pets.

Transparency of all costs:

> The rent is £475 per month, for your room.

> Bills are approximately £150 each per month. I manage the admin of all of these myself; as I pay for all of the bills one month upfront, you just need to transfer the money into my account at the beginning of each month.

> Including all bills, the room comes to approximately £625 per month.

> The property is managed by a letting agent and so there is a one-off agency fee of £170. 75 for drawing up the contract. The full fee is £341. 50 but I am offering to pay half of this with you. It'™s worth noting that the letting agent has been very good to me over the years and consistently fixes issues that are raised.

> The desposit is £675. You get this back at the end of the tenancy.

As there is an agency fee involved for drawing up a new contract, I would not be interested in short term lets. I would expect my new housemate to want to stay for the 6 month period or close to it.

The room is available from the 1st Oct 2015. My housemate's girlfriend has moved from Glasgow to Reading recently, so depending on how quickly they find new accommodation, there may be opportunity to move in sooner than this date.
