One room left in shared house (with Landlord)

I have one room left to rent in my home, meaning there will eventually be three people including myself living in the property.

I have previously rented just once, that went well and she stayed for just over a year. Leaving to move in with her BF and start a life together, they were lovely people and we all became close friends, they still return for dinner on occasion, Im hoping thats a good sign of my landlording performance!!

I work in Security/Facilties Management Mon-Fri and have a Chihuahua that lives in the property; hes super friendly (and house trained), doesnt bark or other anti-social behaviour....although will seek attention!

The room is downstairs just off the hallway, the second is upstairs. It will have a bed (still to be bought)and storage (a free standing unit) and a large table/desk.

It can easily accomodate a double bed and leave plenty of room to live in.

The house has a large front room with two sofas and a big flatscreen TV for movie nights etc, a large decking area for BBQ's albeit the garden is slightly jungle at the moment, the rear of the property overlooks a nature reserve and for those inclined you can see the odd dear or fox. There is very fast broadband on WiFi if required.

There is a washing machine, gas hob/fan oven and obviously a big fridge freezer.
