Large room and bathroom on own floor, in a beautiful, big, old (but very much modernised) house near Reading West station. Available from March, but not in a rush - bills, wifi, garden, grand piano and hot tub all included.

This fully furnished room is approximately 150 sqft, the sole bedroom on the second floor (the largest room in the house) and with it's own bathroom. Dormer windows and high ceilings create a sunny outlook and there is ample storage within the room itself.

The house is decorated and maintained to a very high standard, and is light, airy and very pleasant to live in. It is plenty big enough to give you your own space when you want it, but equally the kitchen and eating area is communal and spacious. There are modern appliances throughout and although we don't have a TV licence, broadband is included so iPlayer/Netflix etc can cover all TV needs.

Current residents are self-employed, so do not keep regular office hours. They include a musician, a jockey and a friendly black cat. It's a very happy and relaxed house and we aim to keep it as such. We sometimes all eat or watch a film together, but also we sometimes don't see each other for a week - there is no requirement to be social if you're not in the mood and the house is big enough to keep yourself to yourself if you wish.

Our new resident will be happy, intelligent and reasonably clean and tidy. A sense of humour wouldn't hurt either. Although general cleaning is done by the current residents, everyone does their bit on occasion - basically, if you use it, take a turn in cleaning it. We don't mind if you're a student or are working, but although the room is large and has a double bed, we are not looking for a couple.

We are two minutes walk from Reading West train station, with direct trains to London all day. It's a 12 minute walk to central Reading and buses are all over the place. You can walk to at least three Tescos within 10 minutes, if you have the urge, and there are loads of other fast food places, restaurants, coffee bars and more close at hand. Although our road is very quiet and peaceful, it's only a very short walk to the action. Parking is not directly outside the property, but can be found very close or a permit can be purchased. All bills are included with the rent, and we have the priced the room competitively as we'd like to be able to choose the perfect person to live with us, not squeeze as much money as possible out of the room. Oh yes, and we have a hot tub, did we mention that?

Also, there is a kid in the house sometimes, but he's pretty cool and a very good sleeper; it's worth noting that with the bedroom door shut, the top floor is pretty much immune from any noise created in the rest of the house.

It's a big house with lots of room and we're pretty good at keeping personal space personal. It's also probably one of the best addresses to live around here with some of the most laid back people to share with. Come and have a peek, you won't be disappointed...
