Self-contained house with no other tenants

This is about as good as renting a room gets. This house has been let as a normal tenancy at £1600 pcm for some time but we are considering renting a room as we would like to use part of the property as a photography studio during the day. The photographer is the landlord and the studio will not be let out to others. There is a very large double room with en-suite bathroom, use of a kitchen/dining room. This kitchen would only be used by the business users for tea etc. The property is in a quiet rural location with plenty of parking. It has it's own private garden. I am sure that with the right person/people this arrangement could continue on a long-term basis.
