Room to let in stylish converted mews unit

Looking from garden thu bifold fully opening doors to the lounge

I'm a university professor/ artist / researcher based between different locations. I have a spacious converted mews unit two minutes walk from the city centre and Stokes Croft. There are three large double bedrooms and garden and a huge downstairs (70m2) open plan office/studio lounge diner and kitchen. The garden is quiet and private and has ample sitting out space with raspberries, figs and a kitchen herb bed. Travelling and the move to online working means that I am mostly away from Bristol now. I would expect to be in Bristol possibly once every month or two so you would have the place pretty much to yourself most of the time.

I am looking for a second lodger to help with bills and enjoy the space and keep the place lived in.

The existing lodger is moving to a new job in London so the front room is to rent. There is one other lodger, a young female BioScience Researcher you would share with, she is very nice and super calm, into cooking, movies and some socialising.

The front room: There is a built in desk for working, ample storage and hanging space and a Juliette balcony to the outside lane. The room has high ceilings (15+ft) and lots of light and air.

The place has new washing machine, new fridge and large freezer, large 6 ring gas range cooker, 50Mb super fast broadband, 50 inch TV, leather chesterfield sofa, huge farmhouse table to sit 8 comfortably, etc. There is storage inside for bicycles and similar. It is situated in a quiet cobbled lane with small shared workspaces, architects offices, no through traffic and a local yoga studio two doors away.

Builders have just fitted a new bathroom with bath and shower etc and have re-decorated all the rooms. I'm looking for a rent of £895 pcm per room that includes ALL BILLS heating, water electric, broadband and council tax.

Suitable for quiet, amenable folks - maybe liking cooking and needing some space.
