A large part-furnished, double en-suite room available immediately, sharing with one other female tenant in a two bedroom annex.
The rent is £475 inclusive of bills. There is no deposit required, although you will have to undergo a referencing check (This however, has already been paid for by myself.) Following these checks, the proposed move in date would be the 25th of April (this can be negotiated for the right tenant.)
The room includes a double bed with mattress, desk, and small storage chest. There is a small airing cupboard with a wardrobe rail, another cupboard with a wardrobe space downstairs for extra clothing storage.
The en-suite includes a bath with overhead shower, a revolving mirror unit for bathroom storage and a laundry basket.
The shared kitchen and open plan dining room is well equipped with washing machine, dryer, oven, microwave and other crockery and cutlery for you to use. There is also a large fridge freezer and plenty of cupboard space available.
There is a small shared lounge with a TV and DVD player, this adjoins a small downstairs toilet with shower - handy for guests!
In addition to this, there is ample parking and further storage space in the exterior barn to be shared with the current tenant.
Ladymead Farm itself is a beautiful place to live. There's a long double gated driveway so it is nice and secure. On either side there are fields of sheep and as you come through the main gates there's a mini lake and light up bridge with ducks etc. There is always plenty of wildlife in residence, including horses and alpacas!
You may also have noticed from the pictures there are pets at the property. Two cats, Pickle and Yuri live at the property with the current tenant, so we would be looking for someone comfortable with cats.
It's a short walk into the village via a bridle path, where you'll find the church, local shop, charcuterie, village pub and tea room. There is also a windmill and village green at the centre, as well as a community centre which offers fitness classes. More conveniently Aylesbury is just a five minute drive away!
The current tenant is a young professional and is looking for a similar housemate; someone clean, tidy and friendly, happy to socialise some of the time but also appreciates their own space.
I have been extremely happy living here, it is only my recent engagement which has prompted me to move across the courtyard to another cottage with my fiance. There is a friendly little community at the farm and hopefully I'll meet a new neighbour soon!
