Large Double Room newly decorated

I have a large double room to rent with a new double bed there is a dressing table a large tv and a dvd player, broadband and skyHD. I am a single mum with a 21yr old daughter living at home but is out most of the time. I am looking for someone quiet and respectful and must like dogs I have a Labrador who is quiet and affectionate and does not go upstairs in the property. Kitchen and living room are open plan the living room area is rarely used as I have my own room downstairs. Bathroom and toilet are separate. Use of a pretty back garden with barbeque is available. My daughter smokes but outside the house and will consider a smoker if they do likewise. I have a warm, small comfortable home in a safe area with good access to train station and city centre off road parking is available under carport. I am looking for Mon-Fri let only. Please note a kindness to animals is important. References are essential. May i ask if you are telephoning me during the week i cannot take calls between 8am and 4pm due to the nature of my work my phone will be switched off but am happy to speak to you after 4pm mon to fri or you can text, message or email me also I would like to know a little about you before a viewing.
