Lovely furnished smallish double bedroom

We have a lovely, smallish double room for rent in a nice area of Milton Keynes in a large detached house. On road parking.

We are Charlie (self employed) and Lisa (TA) and Boudiccia (crazy young boxer bitch). We also have 2 professionals lodging with us.

**Please note; THIS IS A ROOM IN A HOUSE, WITH AMENITIES ......NOT A HOUSE SHARE**
This is great for those that don't want to share their space or have to abide by a house cleaning rota!
However, the cleaning of your personal space is YOUR responsibility.

The room has a built-in double wardrobe, a single wardrobe which is shelved, a set of drawers, double bed, dressing table and chair, bedding, towels, kettle/cups, lamps, book shelf, 2 mirrors, TV with built in DVD/CD player, Wi-Fi and is situated at the back of the house (very quiet). It shares the bathroom with 1 other part time male (2-3 days a week). Bedroom door has a key lock.

The room is very 'girlie' but either sex is welcome to apply.

The house is close to beautiful woodland, local shops (5 min walk) and bus stop and we are approx 4 miles from the city centre.

As said, We also share our home with Boudiccia, who is a red, loving, quite crazy and very friendly young Boxer bitch, who likes a lot of fuss! YOU MUST LIKE DOGS!. She will NOT tolerate any other pets.

We are looking for a mature, considerate lodger ONLY and of professional standing.

All bills are included in the rent. Use of kitchen and all appliances (washing machine, tumble, cooker, dishwasher, fridge, microwave, crockery, cutlery, pans.. etc) included.

Secure dry area for bicycles.

This is a lovely house to live in, with a mixture of fun, happiness and peaceful quietness. The upstairs is our quiet space where everyone has to respect this, keeping their voices/music/TV low, as we all work different hours.

A cooked evening meal is available any night (mon-fri) at the cost of £4 per meal, if required.

The room is £400 pcm and is available 7 days a week. Part-time lodgers also accepted.

The room is available from 20th December 2015. Fast viewings recommended.

A rent book and contract are supplied with the rent being paid in advance (the first day of lodging) with a £200 deposit/key holding being paid to hold the room on the day of viewing and mutual acceptance.
This will be returned at the end of your contract.

**REFERENCES SUPPLIED WILL BE FOLLOWED UP**

2-4 weeks notice given each way. Less can be arranged if agreed by all parties. Minimum stay is 3 months, with no fixed contract length after that.

We have been letting our rooms for 6 years and ALL of our lodgers have said how happy, safe and content they have felt living in our house.
