Double room (en-suite) in tidy and quiet house

The bedroom contains a double bed, small wardrobe, clothes rail, chest of draws, shelves, under bed storage draws and a desk with chair. It is on the ground floor and has a tall en-suite toilet/shower room with basin and a heated slate floor. The bedroom window can be locked slightly open.

The house has off-road parking and a small garden which is partly decked. There are two living rooms. One contains the dining area with seating for reading, and the other (linked to the garden with concertina doors) contains a wood burner, is generally more cozy and is used for listening to music/relaxing. It also has a sofa-bed for occasional guests (by arrangement).

The whole house is strictly non-smoking. It is 5 minutes walk from Castle Park, 10-15 minutes walk to the centre of Cambridge (St. Johns) and 40-45 minutes to the station (10 minutes cycle). The science park is within easy cycling distance. Several bus stops (Huntingdon Road) are within a few minutes walk and convenience stores are 5-10 minutes walk away.

The kitchen contains a washer/dryer, dishwasher (rarely used), gas hob (with extractor), microwave, coffee machine and fridge freezer. An airer can be provided for drying clothes in the en-suite shower room during winter while an outside line is best during the summer.

The house is generally bright and kept clean. The windows are double glazed and the heating is provided by a gas boiler. Gas, electricity, water, council tax and fibre broadband internet (wired or wireless) are included. Phone bills will need to be paid separately.

I'm an easy going, friendly, married professional male looking for a quiet, clean, responsible and considerate tenant. I work for the University of Cambridge and have varied interests (including travel, photography and hiking).

The house is very comfortable and the area (opposite Fitzwilliam College) quiet. The garden is small but pleasant. I will consider changing the room layout and furniture (which is all relatively new) if needed. Photos are available for those with a genuine interest in the accommodation. References will be required.

A short-term let is possible during May and June at a rate of £700 pcm.
