Large affordable unfurnished room in central house

An UNFURNISHED large double room in a shared house near town centre, river, Midsummer Common and Tesco: £465 including bills.

(Despite the postcocde being CB5, this is very close to town, because the central postcodes in Cambridge ae arranged like slices of a cake...)

I'm looking for a friendly person of a similar age, (I'm 30) to move into our shared house.

The good sized double room is on the ground floor, with a door that leads to the garden as well as a door from the corridor. It happily fits a double bed and other furniture with lots of space.

This house would suit people who are looking for somewhere to call home - whilst the initial contract is 6 months, I'm looking for someone who is looking for a long term place or wants to stay a minimum of a year (getting new housemates all the time is stressful!)

You will have lived in houseshares before, and don't just want to rent a room, but to share a home. I don't want to get under each other's feet but I think getting on with the people you live with makes such a difference. I enjoy a good chat in the kitchen so I'd like to live with people who feel the same.

I would like to live with early birds rather than night owls (I commute to London so I get up and go to bed very early) or at least people who won't be bothered by my getting up at 5.45 and are quiet at night!

My perfect housemate would be clean and tidy but not uptight, who like to keep the house nice. I’d like to share the cleaning fairly, putting the bins out, changing light bulbs, cleaning the communal areas and all that stuff. We'd have a cleaning rota.

I am female, tidy, considerate and friendly. I tend to stay in and laze during the week but at the weekend like to to see friends, go out to eat, to gigs, etc. I love cooking, reading, painting, gardening, alternative music, cycling, and yoga.

The other housemate will be moving in when you do - he's Spanish, a scientist and has been in Cambridge four years.

The house has three bedrooms, a box room, two living rooms and a spacious kitchen. We have a large garden with an apple tree which is ideal for lounging in in summer, and growing vegetables.

The house has plenty of storage. It was unfurnished but is almost completely kitted out. If you have other furniture and house stuff it can definitely be incorporated. Decorating the house more would be most welcome too!

Bills are included in the price above (internet, council tax, water, gas and electricity) and as we pay a set amount for bills all year, we avoid having to pay more in winter for heating.

You'd need to buy a permit if you have a car, which is about £50 per year.

The deposit is £525 and the agent's fees are £100 - which is lower than most. The agents are alright, and fix stuff when needed. The agent requires references and does a credit check. We pay £50 between us every time we sign a contract.

It takes 2 weeks for the agents to process everything.
