Double room in beautiful central Cambridge house

I'm moving to London in October (exact date is flexible) and would like to rent my room out. I currently live with 3 guys, but don't be put off by that! They are all young professionals so keep the house clean and tidy. More importantly they are lovely people and I'll be really sad to leave them. They are all relaxed, welcoming human beings so you'd have an instant set of friends. Don't worry if that's not what you're looking for, I’m sure they wouldn't be offended if you just wanted to do to your own thing!

The room has a double bed, double wardrobe, and a big desk and chair. The bed, mattress, and wardrobe are all my own furniture but I'm happy to sell/rent them onto the next tenant. There is one window overlooking gardens at the front and a big bright bathroom shared with 1 other person. The house is a smart, modern building with a small back garden and all the modern fixtures you'd expect including a dishwasher. There is also secured parking available and indoor storage for bikes. The room is on the small side compared to the other rooms in the house but has been big enough for me for two years! Also as the rest of the house is big there is no shortage of space elsewhere to store things and I’ve found it to be a good size during my time there. I’m renting it out at 350 a month and we pay an extra 100 a month for bills which includes all the obvious bills and notably Sky TV and unlimited broadband. Any surplus bill payments would be paid back at the end of the tenancy.

The house itself is located just off York Street (in CB1) and is very close to the amenities, 20 minute walk to the train station, 15 minute walk to town, the retail park with Asda and other stores is 5 minutes away, and Mill Road (a fun street in Cambridge) is 10 minutes.
