Single room, would suit a student

We're looking to rent out a room in a nice cottage shared with PhD students. It would suit a student looking for a well-sized but inexpensive room in a friendly and hassle-free house :)

There are dedicated cycle paths to the centre and the train station (10 min cycle). We are also very close to the Addenbrooke's Hospital (under 5 min cycle). We live just around the corner from bus stop on bus route #7 (Cambridge - Sawston - Duxford - Saffron Walden). There's a big supermarket in the nearby Trumpington (Waitrose) and all big shops deliver to our address.

The rent amounts to £270 and is payable in advance every 4 weeks (includes water rates). Other bills (not included) are: electricity, gas and internet (wireless; 6. 53 per month) and are payable whenever the bill arrives. There is a £400 deposit on the room. We are exempt of council tax as students so if you are in full time education you will not have to pay it as well.

After a viewing, if you decide to take the room, we would require the deposit to be paid to reserve the room. We would then ask for the rent to be paid on the day of you moving in. We are neither agents nor landlords!
