Room with a double bed.

Î room has a double bed, a wardrobe and bedside cabinet with lamp. Bedding is included, a number of sets available.
If its a couple the rent will obviously increase, 30% extra seems reasonable.
Full access to kitchen and utility room with all you would expect, cooker with double oven and hob, dishwasher and an american style fridge freezer in the kitchen. In the utility room there is the washing machine, tumble dryer and microwave. I prefer to avoid using the tumble dryer and use the washing line outside and/or hanging up in the utility room, by or on the radiators/towel rails and clothes airers. There is also a gym room, see below.
Dinning room and lounge are available but I'm currently decorating so a bit compromised ATM.
Their is a downstairs cloke room and upstairs bathroom, has a bath, shower cubicle, sink and toilet. These are shared with the existing lodger.
The bedroom has a proper lock, secure from the inside and out, see the photos.
One of my of my spare rooms is a home gym, with a static bike, rowing machine, cross trainer, inversion table, free weights, resistance bands and various other fitness equipment.
I do have 2 dogs that are Pomskies, 2 and a bit years old.
There is a garage with space for one in front plus street parking. I use one space, directly in front of the house there is non allocated space for 2 cars, one of which I normally use.
I have an EV charging point. I would obviously need to workout charging fees for using that. I'll only want to cover costs, not profit from it.
Location is less than 1/2 a mile from Bretton centre, Sainsburys, boots plus loads of other shops. Peterborough general hospital is less than a mile away across the A47. The Fitzwilliam hospital is also less than a mile away along Bretton way. Buses are available to the city centre, or a taxi is c. £5.
Smoking outside, there is a porch over the back door.
Occasional overnight guests are fine, if regular an extra fee for bills will be required.
