Quiet area, close to local amenities and hospital

I am looking for someone to rent my spare room, which is annexed at the back of my garage, so private. Shared bathroom, can use other areas of house and kitchen, within reason. Must like dogs as I have 2, both non shedding but very much part of my life.
I am a very clean, tidy person and would expect the same courtesy in return. Obviously looking after and cleaning your own room and sharing the responsibility of keeping the shared areas clean and tidy.
Bills are included and there is also wifi access and TV point, with patio door onto patio
My daughter used the room and recently moved out, she had a small double bed, but I will consider a sofa bed/futon to allow more privacy: I am hoping to sort out side access so that whoever rents would have their own exit/entry.
