The room rate includes Water rates, Council tax, TV licence, + unlimited BT Wi-Fi. ( Gas+electricity is not included and is pay-as-you-go, shared by all of the housemates).
This is a lovely and relaxed home but any prospective tenant must be very clean and tidy. (Please note, there is a small admin charge of £40 for the tenancy deposit scheme).
