Comfortable, clean, fully furnished double room available - the house is in a quiet area on the outskirts of Launceston, a short walk from bus routes with quiet, cul-de-sac parking

The rent includes use of a pleasant lounge with open fire, large and well equipped kitchen/dining room (Washing machine, tumble dryer, dishwasher, microwave, fan assisted electric oven with halogen hob, own fridge and freezer, ample cupboard space), bathroom with over-bath shower and downstairs cloakroom. There is a small south-facing garden with lovely semi rural views towards the town. There is a single bedroom available for occasional use by visitors, on request. The house is centrally heated, double glazed and wireless broadband is available.

The room is furnished with double bed, bedside chests, double wardrobe, chest of drawers, armchair, computer desk and 26" flat screen Freeview TV. Bedding and towels are provided.

The room is available to professionals and mature students and the house is shared with the busy, active landlady.

Council Tax, heating, electricity, water, TV license are included in the rent.

Launceston is a small medieval market town of great charm, dominated by a Norman castle and close to the Devon/Cornwall border and the Tamar Valley, a world recognised Area of Outstanding Natural Beauty. It is a great base for exploring Dartmoor and Bodmin Moor - both within easy reach, also the North Cornwall coast for great surfing and bathing beaches. There is a swimming pool and leisure centre in the town, a wide range of quirky and interesting shops and cafes, several pubs, rugby ground (home of the Cornish All Blacks) and golf course (5 minutes from the accommodation).

The house is located on the northern outskirts of town, approx. 2. 0 miles drive from main A30 corridor, giving good access by road to:- Bodmin/Tavistock (35 mins), Plymouth/Exeter (55 mins), Truro (60 mins). Local bus route nearby. Nearest stations:- Gunnislake 16/Bodmin 18/Liskeard 18/Saltash 22 miles.
