*Comfy, spacious single room available in a lovely house in the very centre of Durham. 1-year contract only, from start of August 2024 to August 2025*

Hi, me and my housemate (both final year PhDs) are looking for a third person to join us in our house at Magdalene Heights (very top of Claypath, opposite Hild Bede College - 10 min walk to the Claypath Tesco & the Marketplace).

We are searching for someone who is a PhD/Master's student or a professional (we would prefer to go with a PhD).

Rent is 400pcm without bills, and with bills (excluding council tax, which will have to be paid if you're not a student) will be 550 at max, lower than this in most months - can share details via PM.

The tenancy starts on August 8. See pictures attached for the room available and the bathroom which will be shared with my housemate downstairs, as well as other parts of the house. It has a washing machine, dryer, dishwasher and other appliances. There is a balcony adjoining the living room (upstairs), a front garden and a spacious back garden.

We are mature students, and would like someone who is clean, relatively quiet and treats the house well. Both of us are very happy to socialise yet also value our quiet time.
