Room is on top floor of 3 storey, newly built house and comes fully furnished with double bed, bedside table, wardrobe and chest or drawers. Room is adjacent to bathroom which is shared with one other house mate.

The house comprises large open plan kitchen/dining/living area, study/spare room and WC on ground floor. Lounge and master bedroom on first floor. 2 double bedrooms and bathroom with shower and bath on top floor. Also includes large loft space for storage and externally a garden and a detached garage available for storage of bikes. Non-allocated on-street parking available.

Kitchen/living area is equipped with electric oven, gas hob, large fridge freezer, washing machine, dishwasher and smart TV. Lounge has a 47in smart TV and Wii as well as a fully networked media server for films and music. House has wireless fibre optic broadband with good signal throughout.

I have recently bought the house but I work away in the RAF so am only at the house on a part time basis, around every other weekend. Normally it is just my girlfriend, Tessa and her friend Laura, both 25, living here.

PLEASE NOTE we have an 1 year old labrador. He is very friendly and well behaved and is confined to downstairs and garden only. However, the room would not be suitable for someone with a dislike of dogs or is allergic.

We are looking for a friendly and considerate house mate of similar age to ourselves. The house would be ideally suited for a young professional working in Exeter or surrounding area. It is situated close to Sowton, the Met Office and the new Science Park and is on a main bus route into Exeter. Pinhoe village is a 5 min walk away and offers all essential amenities including Spar, 2 pubs, restaurants and a train station.

The house was newly built in June 2013 and as such the postcode does not register on all mapping sites. For an accurate location search, EX1 3TH is 3 doors down from the house and recognised by all sites/sat navs.
