Room to rent in shared house close to city centre

Room to rent in a friendly house share in Exeter.

The house is rented through an agency as a complete unit - it's not done room by room so unlike some lets where the "lounge" has been converted to a bedroom, you get plenty of social space. There's a large open plan dining/living room that leads through to the modern fitted kitchen with fridge/freezer, washer etc. The room itself comes unfurnished.

Out the back there's a patio garden with table and chairs, BBQ, Chimnea and a decent sized garden shed with plenty of room for storage. Free on road parking both at the front and back of the house.

There are a few local cornershops within two minutes walk, Polsoe Road train station is just down the hill, "The Bowling Green" pub is a five minute walk towards town and the city centre is another 10 minutes walk beyond that.

There's three of us here at the moment but one guy is obviously going to be leaving fairly soon. That leaves Dave and myself (both 24). We're all pretty easy going and like minded with a range of hobbies including: Surfing, Snowboarding, Mountain Biking, Climbing, Poker, Xbox, Travelling, Festivals and going to watch live music.

Ideally we'd like to live with someone fairly like minded, male or female. We often go out for a few drinks together and hang out at home so somebody who is up for joining in would be ideal.

Rent for the room is £317 pm plus bills of around £50 - £70 each. The deposit is £333 and there is an agency fee of around £70 to get a background check etc done
