Room for rent 'with your own living room'

Hi, looking for a flatmate to replace me with two lovely flatmates in a modern flat in the centre of Exeter. The bedroom on offer is a clean, bright and semi furnished large double bedroom with built in double-wardrobes. I am looking to move out as looking to go travelling and will save more at home. There is a room adjacent to the bedroom with more storage room available that was described to me when I moved in by the landlord as 'your own little living room', although a flatmate does store his decks in a corner of the room at the minute. The flat also has a washing machine with drying facilties available at the flat and with a beautifully decorated bathroom and kitchen; all kitchen equipment is already in the flat so you would be all ready to go should you wish to move in! The two gentlemen currently in there are considerate to live with, tidy and respectful, and you would be sharing with one very lovely, very friendly dog! Looking for someone to move in the end of April for a 3-4 month lease. Reptiles birds etc welcome, unfortunately no dogs or cats as the dog isnt used to sharing its home with other cats/dogs and would be permanently excited!
