It is a 5 minute drive from the M5 (but far enough away that you don't hear it), a 7 minute walk from Newcourt train station for a 15 minute journey to the centre (or to St. Davids Station). The same train in the other direction is 5 minutes from Topsham and 20 minutes to Exmouth. Bus stop to get into town is 100 yards from the front door and is around 25 minutes into the centre.

The room shares a floor with the spare bedroom (which is usually empty), and so the bathroom won't be used by anyone else unless there is a guest. There is a desk, cupboard, drawers and storage under the bed for suitcases/bedding etc.

The spacious living/dining area has a TV, Xbox, Wii and DVD Player (and Netflix!). Parking is available on the driveway if needed.
