Victorian House near Central Park

Large room (for single occupancy) in a spacious house in an exceptional location. Suitable for someone attending Plymouth Uni or the University Art School. I live here but I'm away quite often. I am looking for just one or no more than two sharers so it will be a comparatively uncrowded house. Would suit someone fairly quiet though music is fine and there is a stereo in one of the communal rooms. There is a large, modern and recently refitted kitchen, a utility with a new washing machine and a large downstairs area. Tv room with large tv. There is a bathroom, an extra loo, and a shower room being fitted at the moment. The house is neutrally decorated, and very clean. Double glazed throughout, and centrally heated. Central Park is a few steps away and it's a short walk into the city or to the Uni.
Bicycles could be left (at your risk) in the walled garden which is secured via a locked gate.
Rent includes - good wifi, electricity, gas, water, TV license, Council Tax & some cleaning. Parking is on the street, there is a permit scheme for residents. I am veggy, so it would be ideal if you are too. No smokers please.
A standard agreement will be used and the usual references will be taken.
