Double room to rent

I have a room to rent in my recently renovated house. There's is a shared front room with wood burner, open kitchen/dinner. Shared bathroom, and another separate loo. The bedroom is furnished with a built in bed and small chest of draws and TV.
I'm looking for someone who is trustworthy, and respectful. Who will will clean up after them selves. I am only looking for people working, or studying or on work placements locally. I am a occasional smoker, but I only smoke outside, there is possibility of parking depending on size of your vehicle as the lane is very narrow to the house. I enjoy having friends and family over to the house, so it is obviously no problem for you too also. I work part time as a nanny, and the rest of the time I am in the house studying for my degree.
