Unfurnished double bedroom in a cosy house

I am a 27 year old female professional currently renting this 2 double bedroom house, the house is fully furnished with the exception of the room up for rent. The house is spacious, there's a small garden and a lot of storage space, shared parking available. The house is very warm and welcoming and I own a 2 year old springer who is very friendly and sometimes comes to work with me. I am looking for someone who is a professional, must have a deposit and be willing to go through referencing with the letting agents. Must be clean and tidy and reliable. I have been let down with perspective tenants recently and am looking for someone to share with urgently!
