Located in Talbot woods, a beautiful, quiet and leafy area of Bournemouth this 2-bedroom flat is beautifully presented.
It has 2 bedrooms (one for the live-in landlord), a big kitchen with separate utility area, a great size lounge, 2 bathrooms (one with a bath & shower, the other with a walk-in shower), spacious entrance hall, private terrace garden and it's own front door (no 'communal space' with the 4 other flats). All recently decorated and furnished with new furniture throughout, I'm looking for a respectable and friendly person who appreciates living somewhere nice and homely.

The kitchen has an amazing range oven, brand new washing machine and all the other mod cons you'd expect. The lounge has digital, online and catchup TV and free high speed wifi is provided.
There is free residents parking for 2 cars and visitors parking on a first come first served basis.

The bedroom is furnished with new ikea furniture - 2 large chest of drawers, a large wardrobe, a cosy double bed with storage drawers, a blackout blind and a long mirror.

The flat is split on 2 floors with the landlords bedroom and shower room on the lower ground floor. All other rooms are ground floor level.

There is central heating and ceiling spotlights throughout the flat.

The neighbours are lovely, the flat is quietly located and once inside you can't hear any of the road or world outside!

The rent of 595 includes all utility bills, wifi and free reign of the house. None of this 'you can't use the kitchen at certain times' nonsense.
I travel around for work and will only be at home 2-3 nights a week anyway, so you'll pretty much have the place to yourself!

At weekends I like to enjoy a drink or two, occasional night out or spend time with friends. I'm a sociable and easy going person looking for a flatmate who will have a similar setup. No parties or loud music at 3am on a Wednesday though please!!

I'd expect you to do your share of the cleaning so that we can live in a nice clean and tidy home. I'm not OCD crazy though - don't worry!!

Location is great - Winton high street is a 5 minute walk with shops, supermarkets (lidl, waitrose and sainsburys local) and some quirky cafes and pubs. Bournemouth uni is a 5-10min walk and you can get to Bournemouth town centre and the beach in 10 mins by car, or a 30 mins walk in the sunshine! It's on the main bus route to Bournemouth and Poole and of course the 'talbot woods' location label is well known for its niceties and comfortable living.

I'd prefer a like-minded female flatmate ideally but certainly not opposed to a guy, as long as you're comfortable living with one female landlord!
