Hi firstly thank you for taking the time to look at this advert.

My name is Paul and i currently live at this property but due to a change in circumstances for my current house mates they are being forced to move out, so i am looking to find people to replace them asap really.

The property is managed my an estate agent so the initial moving in costs and reference checks does cost.
I think because the deposit is one months rents + the first months rent up front. And there are reference check fees onto of that.

Deposit = £432 + 1st months rent £432 = £864
Referencing = £210
Total cost to move in = 1074

(Don't let that put you off as it is a lovely house and sadly these are just standard moving in costs)

It is a huge house all the rooms are a very good size, off road parking, a big garden, big kitchen/utility room. Extremely fast internet with ethernet hardline ports in every room except one.

Ideally i'm looking for like minded professionals to move in, that share similar interests if possible, so that its a friendly household.

Utilities:
Internet £50 a month (£17 each) (1GB broadband, Insanely fast)
Council Tax: £42. 00

Water, Gas and electric is quarterly i think our last bill from May - September was £230, so we generally put aside £30 a month for bills and worked out ok.
(might be slightly more depending on the winter and heating bills)
