Large Double Room in Central Dumfries

I have a large furnished room to let in my flat which is in Dumfries town centre located above one of Dumfries’ most well known pubs, the Troqueer Arms. The room is quite a large one (has to be seen to be appreciated) and has access to the balcony outside.

This room has been let out over the last few years normally to students who enjoy the easy access to the uni campus which is only a short 15 minute walk away, or by use of the bus stop right outside the building.

I’ve two lovely cocker spaniel dogs who come to work with me daily and generally are with me all day with the odd exception here and there. My ideal lodger would be a dog lover who can help with walks now and then.

The flat as a whole is really spacious with a nice shared livingroom kitted with Sky TV, Amazon Prime TV, and Netflix which you’d be welcome to use. We’ve just put in new double glazed windows and the bathroom and kitchen are being redecorated to freshen them up a wee bit. (The bathroom has a electric shower and big bathtub as well)

The pub is generally quiet during the week and has regular events on at the weekend which make a fair bit of noise, but this only ever lasts to 1am when the place shuts.

I do have a music studio in the flat as I am a DJ and also run a weekly stream which means my ideal lodger would be happy with the fact this happens and would be most welcome to join in with us. Mon-Fri this is quiet as I work and enjoy a peaceful house during the week :)

The rent includes all the bills ― 1 months rent and deposit due when you move in, deposit paid back when you go provided everything’s in good condition fair wear and tear accepted ― simple as that.

NOTE: Smoking fine provided it's not done in the house :)

NOTE: Couples are welcome but an agreement on additional expenses will need to be made and a condition is that both people must be either working full time or full time student with part time work.
