Great double room in 3 bedroom house

First of all a bit of background.

My name is Matt, I am 33 year old, work for the Forestry Commission and live with my wee dog Piper. I moved to Scotland 7 years ago and after moving about constantly for about 8 years bought 96 Cook Road just over 4 years ago. Have fallen in love with the location (more about that later) and have no intention of moving anytime soon.
Always had it in mind to get a roommate (is that the modern name for lodger?) as house is too big for just me. Looking for someone who is friendly and easy going.

Right the house.

Having moved in just over four years ago have spent some time on and off with my Dad redecorating the whole house - including a new kitchen and bathroom. So the place is bright, clean and modern. Great gardens front and back with plenty of seating.

You would be renting a reasonably sized double room with plenty of storage. Double bed, Wardrobes, Bedside Cabinet and a small desk (plenty of leccy sockets).

You would have use of the kitchen, bathroom, garden (can look at bicycle storage) and two living rooms!

As I said always had it in mind to have a roommate and realise however well you get on with someone, sometimes you need your own space (and hiding in your room is not great). So the spare room has a big screen on the wall (no licence so DVD's only but I have about 800).

Included would be leccy, gas, council tax, broadband and a few bits and pieces (can discuss if you are interested).

And finally the location - Balloch itself has a lots of places to eat and drink, is on the shores of loch lomond and has tourists in the summer and is quiet in the winter.
It has a train station and multiple bus routes so getting to Glasgow, Clydebank or Dumbarton is no problem.
On the other hand if its the great outdoors your after -its on the doorstep!
