Two rooms for one tenant/lodger

Two rooms available to let to one person only for use as bedroom plus your own lounge. Shared all-electric kitchen and wet room (no bath at present). Share of the garden. Parking on road outside the bungalow. NB: The rent for both rooms (I am not letting them separately) is £500 per month/ negotiable. Rent includes bills (wifi, heating, utilities). There is no landline telephone but excellent mobile coverage both inside and outside. Also use of two rooms and shared use of kitchen, wet room, garden.

The double room has double-aspect windows, facing west and north, and is bright and airy and not overlooked, so very private. It has blinds and curtains that seal out light. The smaller room is a single bedroom with a double bed, north-facing window (with curtains) overlooking the driveway and also not overlooked so private.

How the rooms are to be organised is to be discussed to make them easily adaptable to be personally comfortable, as currently both rooms have private belongings of mine that are yet to be moved into the garage for storage!

Property is 3 Bed detached bungalow (1980) in a quiet cul-de-sac estate on the edge of Tregaron, with a terraced garden and views over the Cambrian hills.

I am a professional male (70 but still active) working online from the main lounge which includes my study/workspace, so allowing the freeing-up of the larger double bedroom room to let as a separate personal sitting room.

Please note that I have a small garden room which I use for both personal leisure and work and is situated on the top terrace overlooking the fields at the back. Several seating areas are available plus a small pond and vegetable plot that you will be welcome to share with me.

Please note that I share a very friendly Collie x Labrador dog (age 11 in June) with a former partner, and he lives with me usually for two weeks out of four. His main location in the home is my lounge/study and the garden and is fed in the kitchen. He will welcome a new person.

Recently Tregaron has seen some new energy in the town with an excellent whole food shop which is becoming a bit of a community hub, an excellent Spar shop, two other independent food shops, a general store and farmers supply shop (CCF Country Store), and a Wynnstay store. There is a local leisure centre (fitness classes, gym etc), a couple of pubs, take-away, and coffee shop/cafe scene. Plus access to lovely countryside, including Cors Caron nature reserve and natural bog, 1.5 miles outside of the town.

Bus route to Aberystwyth and Lampeter.
