Flatmate urgently wanted - central Brighton - £400

Hi! I am looking for a flatmate or flatmates (happy to have a couple) to take the other double room in my flat. The room is available from 1st September 2014. I'm going back into education so would love another mature student so we don't have to pay council tax. However I'm happy to have somebody working, as long as you're happy to pay all or most of the reduced single person council tax yourself.

The whole contract is in my name, which means there will be no paperwork or deposits at all, I just require 2 months rent paid upon moving in, which means your final month will be rent free. You will then pay the rent directly to me on the first day of each month.

The flat is really central Brighton, on Oriental Place, just off Kings Road. It is about a 20 second walk from the beach (so perfect for summer!), and less than 5 minutes from the town centre. There is a Waitrose just up the road too, so everything you need is really close.

It has 2 double bedrooms, a bathroom, kitchen and living room. The room which is available is furnished with a double bed frame, a chest of drawers, a bed-side table and a clothes rail - the only thing you need to provide is a mattress. The room is at the front of the house, facing the sea.

The bathroom has a new shower (only fitted this month) and a bath, and had a new toilet fitted just last week. The kitchen has a gas oven, hob and grill, as well as a washing machine.

It has a spacious living room, with a table and chairs as well as a small sofa bed. To be honest I haven't done much with the room, so feel free to bring anything to fill it!

Another thing to point out is it is a top floor flat, so great for safety, but has 5 flights of stairs with no lift, so sadly no disabled access.

Broadband WiFi is already installed, and bills each month usually come to an additional £50-80 (internet, water, gas/electricity). I organise all the bills, so again you can just pay these directly to me.

A bit about me - I'm 26 and am going back to uni to train to be a midwife. I am a smoker, but limit myself to only smoking in the living room. If you too are a smoker, you are welcome to smoke in your room too, but I would ask that you don't in the hall, bathroom or kitchen, to limit the smoke smell :) I'm pretty easy going, I do like to socialise, and enjoy going out for dinner or to the pub, but often like my own space too, so it would be great to get someone similar. No pets are allowed, sorry!

I am happy for either a single person or a couple to have the room. If a couple comes in we would split the rent 3 ways, rather than in half, so it would be £267 each per month, rather than £400.
