One large, one small room in great house

I'm currently living in an awesome house just off Western Road, with two great housemates who are both moving out at the end of our tenancy on 14th August. I'd really love to stay, so I'm looking for two new great housemates.

There are two rooms -
£600 - very large double. Same size as mine, I have a double bed, built in wardrobes, two desks, and room to swing a cat.

£400 - Considerably 'double'. Really it's a single, but it has a king sized bed in at the moment with just enough room to walk on either side. Built in wardrobes.

The rest of the house is fantastic - Huge sitting room, great modern kitchen with washer/tumble dryer, dishwasher(!), modern electric hob/oven, and lots of cupboards.

Two showers, one not so great, the other is in a large bathroom, with bath, ample space and modern decor.

Roof patio that catches the sun from morning till around 3pm.

On a quiet street, despite being so close to town. Unfortunately there's no parking, and we can only get adsl (no fiber).

Agency fee is £210(!), and deposit is a month and a half's rent. Bills (electric/gas/water/council tax) come to around £100 per person per month.

I'm a pretty quiet geeky type - no parties at home, rarely have friends over. I'm out most Sundays, and am usually pottering in my room during the evenings. Enjoy a good drink and conversation.

Looking for sensible professionals who like a clean & peaceful house.
