Two Large & Light Double Rooms (furnished)

Both I (the homeowner) and my lodger are moving out of my flat for various different life reasons! So I have TWO large double rooms available to rent, fully furnished @£500 each pcm, excl. bills.

This would probably suit two professional friends wanting to share. There would be no-one else in the property so it would be exclusively yours.

The flat is quiet, sunny, well decorated, wooden floors, period features, including an open fire. There is also a lovely sunny patio too. There isn't a living room but the kitchen is big enough to socialise in.

I've just had new double glazed sash windows put in and a (relatively) new bathroom. Gas central heating is throughout, and is fully and tastefully furnished.

The flat has been my home for several years and would need to be treated with homely love by the occupants
- i. e. this would not be suitable for party-animals!

Rent is £500 pcm, per person, per room, excluding bills which would have to be taken on with shared responsibility by the tenants (on average £90 each p/m for all bills would be a rough estimate on top of the rent).

Deposit + references (proof of income / employment / previous landlord etc) are required.

No pets I'm afraid, smokers OK, but only outside.
