Large double room available to rent from 21st of October in modern, clean and stylish flat situated within a new(ish)-build block, just before Preston Park/bottom of Springfield Road. Sharing with one other flat mate. £525 pcm.

Massive, bright and modern double room with some built-in storage available. The rest of the flat is clean, tidy and modern and comprises of: Entrance hall area, good size Bathroom (with bath and shower), smaller Double Room (mine) and a great size Living Room with open plan Kitchen and Balcony over looking communal courtyard/entrance to the flats. You would also have access to a secure bike store in the garage. Whole property is double glazed, warm and surprising quiet given it's location....neighbours are pretty nice too!

I'm really looking for the right kind of person to share with here and not just someone to help pay the rent with me. As there's only the two of us in here I feel it's quite important to get the right balance. This property is a really nice proper adult flat, bills and such aren't too bad but you'll need to be a working professional to afford this place, preferably same kinda age as me I. E: late 20's to mid 30s.

I'm Rob, 31, single, male, I work for the NHS. Very sociable and fun character but also happy to be by myself, always respectful and generally quiet flat mate. I enjoy the odd night out on the town and occasionally have a few select friends or family over here (which I would always double-check with you first) however I want to clearly state my 'party days' are well behind me now and it's nice to come home to a chilled-out and peaceful flat and if that idea appeals to you too, we'll get on just great. I'm very organised and happy to take responsibility for sorting the bills as I do currently. Also this place was unfurnished and a lot of the current furniture is my flat mate's which will most likely be going when she leaves, so if you have lots of 'house stuff' of your own that might work out well.

Couple of final important points to note: No Smoking (though you could on the balcony if you so wanted to, I used to before quitting myself) No pets (sorry Landlord's policy), No couples, No DSS. Also very important, I have a small son who comes to visit so you would have to be ok with him being here but he's a really good kid and we always go out for most of the day anyway. So with that in mind I would prefer a female flat mate. Lastly there would obviously be some agency ref. fees and a deposit so please be aware of this for your move budget.
