Clean and friendly house with a built in cat. Large communal areas, garden, close to London Road and Brighton mainline trains and buses. Room is double for single occupancy, plenty of storage. House is furnished, room is not. (There's also a spare room for the occasional guest)

Council tax included in rent, other bills on top, split 4 ways.

We're looking for someone quiet, respectful clean and tidy. We all get up early so won't suit a night-owl. Boy/girl/gay/straight/trans. - we don't mind. Just be nice, m'kay?

We'd like to see references (which we will check) and a recent proof of income. The Landlord will want two months rent upfront. The room is available from 1st September.
