Double room in Hove (near 7 Dials)

We have a double bedroom available from the 1st July 2018.

The room is approx 3m x 3m with double-aspect, sunny windows. This is a very characteristic flat in a great location; a stone's throw from St Anne's Well park, a 5 minute walk to Seven Dials and a 15 minute walk to Churchill Square & the seafront

There are three of us living here & we're looking for a reliable & sociable housemate. We have a clean, tidy flat so we would like to find a conscientious, "grown-up" individual around the age of 25-35, who understands the importance of cleanliness and the various responsibilities that come with a flat share. Please don't reply to this ad if this isn't you :)

We will consider mature students but the room is strictly unavailable to couples, smokers or those with pets. This is a largely veggie household, it would be ideal to find someone with a similar outlook, although it's not a deal-breaker!

The room is offered unfurnished & the rent is £480pm all-in (this includes all the usual bills).
We have: wifi, washing machine, gas oven, gch, electric shower, shared lounge, Freeview TV, bathroom & kitchen.
The flat is south-facing with large windows, so it's very sunny & warm most of the time.

This is a private let so there are no agency fees and we will require a small security deposit in advance. We can discuss short-term tenancy arrangements but would prefer at least a 3-month minimum.
