Beautiful 2 bd Hove flat with good sized dble rm

Hi there, I am currently living in a beautiful 2 bed flat in Hove and need to fill the second bedroom as my flatmates are moving out to buy a property.

The location is excellent, 5 mins from Hove Station, the beach, 2 mins from George Street shops, Tesco and Co-op, buses and a short walk into Brighton centre (25-30mins) or 5-10 mins on the bus. The street is quiet and leafy and our flat benefits from being on the 3rd floor and so is very light and airy.

The bedroom offered is the second double bedroom and is down a short flight of stairs from the rest of the flat which adds to privacy. The room is at the back of the property and faces the back of other properties, but with gardens in between, so far enough away for privacy and quiet. The room is big enough for a double bed and desk, there are two fitted wardrobes for storage. There is central heating throughout the property.

The rest of the flat is very spacious with a very large living room, which has several large windows (facing street but feels private as we are high up) and space outside window to put plants, a lovely feature fireplace (not in use) with a pretty mantlepiece and alcoves for bookcases or shelving units. This room gets a lot of light and has space for two sofas and a table as well as other furniture if wanted.

The bathroom is light and airy with a great shower, sink, toilet and storage cupboard and a small window.

The hall has several storage cupboards and is nice and wide so there is a feeling of space throughout the flat.

The kitchen has space for a table and has many cupboards, gas oven, washing machine, fridge and freezer. It has a big window which looks onto the street but you can see mostly sky as we are high up.

There is an outside space where I keep my bike and there is a table and chairs on concrete, with boarders with some plants and trees all the way round. I generally have only used it for the bike but we have a key to use it if we like. I usually go to the beach for my garden!

The landlady is very supportive and responsive and I have been happy living here for nearly 3 years.

The deposit (£744) is for 6 weeks which is why it slightly more expensive and there is an admin fee of £150 for the estate agent to process the successful person in terms of references etc.

I am a fairly quiet person at home and like to do my own thing to a point, I don't tend to have many parties or have friends over very often, (although sometimes would have people to visit and stay on the couch/sofa bed). I do have a boyfriend who stays roughly half the week usually. I like a peaceful and clean home with equal share in cleaning and putting out rubbish etc :) I like things to be equal and fair and to be respectful of each other.

The property is part furnished and my flat mates will be taking most of the furniture, I would be looking to purchase some furniture for the living room (probably fairly cheaply - we could get certain bits each so easier when we leave, but can discuss that). The bedroom would need a bed and you may want to have a desk or drawers also, I may have a desk that could be a possibility.

The parking is on the street and is zone N - not on a waiting list but a parking permit is required, (roughly £100 a year i think).
