Large double room in our fab Hove flat share

We have a double room available from 26 April in our lovely large flat which is on the 5th floor of a purpose built block.

You will be sharing with three other professionals who are all in their late-20s to mid-thirties - two girls (Cheryl and Jenna) and one guy (Kris).

You will be replacing Ru who is moving in with his girlfriend. He has lived in the flat with Cheryl for about 8 years (so that should give you an idea of what a nice environment it is to live with us!)

We would like to find another guy to replace Ru to keep the guy-girl ratio even!

Sorry we cannot accept students due to our particular tenancy as our Landlord insists that you are in full-time paid employment.

The flat has a large living room, good size kitchen and 2 bathrooms - 1 with a bath and 1 is a shower room.

The bedroom is a large double room which is completely unfurnished but it does have the added benefit of a big built in wardrobe.

The flat is very close to Hove Train Station, Church Road/George Street and within easy distance to central Brighton.

The flat is a pretty relaxed environment. We all share the cleaning etc. We are quite social with each other, we tend to be quite chilled in the week (mostly just watching trashy TV and we occasionally share a meal or two together.) We sometimes join each other at the pub at the weekends, although we don’t live in each others pockets. We are looking for a flatmate who can call this flat their home rather than someone who is going to hide away in their room or keep themselves to themselves.

There is limited parking in the car park but these are on a first come first served basis. If you have a car and wanted to get a permit to ensure a space the area is parking zone N.

Bills wise:

-Rent is £436. 66 per month. Heating and hot water is included in the rent.
-Council Tax is Band E – £48 each per month.
-Virgin TV and Broadband (WIFI is in the flat) - around £10 each per month plus any calls and films made/ordered by you.
-Water is around £10 each per month.
-TV Licence is around £6 each per month.
-Electricity usually works out at around £20 each per quarter.

The whole deposit is held by the Tenancy Deposit Scheme so you will be paying Ru his deposit share of £350 when you move in.

There is a management company and caretaker who look after the building and sorts any problems. They charge an admin fee to go on the tenancy and reference checks which is approximately £150.
