Good size double room in lovely seafront flat,

I've lived in this flat for the past 18 months and I love it. My current flatmate is moving out I want to stay put!

The room will be available from June or July 25th (TBC) no wiggle room on this I'm afraid, I'm just advertising now as am keen to find the right person and get it sorted in good time.

It's a great-size flat, big sitting room with L shape sofa and armchair, a table that seats six and huge sash windows with a fab sea view. It is a bit sparse in the furniture department as is vast and my current flatmate

The kitchen is just across from the sitting room and has a fridge, oven, microwave etc etc. Washing machine too- launderette a short walk away if you want a tumble drier.

The room, it's a double with two large built in cupboards and a double glazed window which looks onto the marina and is very light and very quiet. It comes unfurnished. My current flatmate has a double bed, bedside shelving unit a mirror and a little set of drawers in there - it's not a massive room, but the rest of the flat is - the sitting room could accommodate lots more bits and pieces if need be and the shelves and cupboards in there are pretty much unoccupied, and we currently have a desk in the hallway with printer set up etc (this is her's so will be going).

The rent is £475 for your room, I have the slightly larger room and pay £575. We make the payments to Brighton Homes on the 23rd of each month.

Bills are around £140 a month all in (we get quarterly meter readings for gas and electric). It all comes out of my account but are in both tenants names. Old flatmate did the contents insurance and knocked my half off the amount she paid me for bills. Bill and rent money are paid by 24th of each month.

We have a cleaner (£10 each a week) and keep it clean and tidy in between, nothing regimented, but just being mindful and hygienic!

We are managed by Brighton Homes, other than the odd inspection or if a problem (they liaised with the landlord to get us a new oven and fridge), in general, we never really hear from them.

I have two cats, they are indoor cats, very happy and very lazy. They mainly hang out in my room and I am a bit OCD about cleaning out their tray so don't worry about that! Whoever moves in must be happy to live with them too, cos I can't be without them!

A bit about me: I am 37, single, work 9-5 in marketing and I love food. I run a food blog in my spare time and eating out and cooking are my main hobbies. I go out from time to time but tend to stay out rather than bring the party home. I'm happy and settled in my life and I love spending time at home, with my flatmate, but I also like my own space too and am respectful of someone else's too. I am by no means a clean freak but I like to keep communal spaces clean and tidy.

Other stuff:

Superfast fiber optic wifi is included in the price of bills.

It's spread over three floors so no noise from neighbours.

30 minute walk to central Brighton, 3 mins from the beach, 7 mins from the hospital and 40 min or so walk from the station (£8 cab fare, ish) and there are buses every few mins from the end of the road.

Parking permits are £45 per quarter and there's no waiting list, never any problems getting a space near the flat.

The tenancy agreement will be for 6 months initially, but I would MUCH prefer someone who's interested in a long term let.
