Large double room available in a beautiful newly refurbished house-(NO COUPLES)

The room measures - 9'10 x 17'2 and it is furnished with a solid oak double bed frame with a virtually new pocket sprung mattress.
There is a large triple wardrobe with a chest of drawers and a bedside table.

Being at the top of the house with windows at both ends the room is very light and airy.

There is plenty of space for a desk and chair which can be supplied if required.

Housemates
There are three great guys living there already. Their ages range from early twenties to early thirties.
The rooms are let on an individual basis and the rent per room will be inclusive of all bills.

Bathrooms
There are two bathrooms, the 1st floor bathroom has a bath with a shower over it, the 2nd floor bathroom has a shower only.
This room is the only one on the second floor so the shower room tends to be for exclusive use of this room.

Kitchen
The kitchen has a large American fridge freezer with plenty of storage space.
There is a dishwasher, washing machine, combination microwave and an electric oven and ceramic hob.

Lounge
The lounge and kitchen are open plan. The lounge area has a large brand new corner sofa, flat screen TV, Blu-ray player, virgin TV TIVO box and a small table and chairs.

Utility Room
There is a separate utility room upstairs on the 1st floor where a ironing board is permanently set up along with clothes hanging rails so washing can be dried out of sight.

Broadband
The house also has virgin super fast unlimited broadband Wi-Fi - 100mb line.

Cleaning
A cleaner visits twice a month to clean the communal areas.

Travel and Connections
There is plenty of street parking outside which is free of charge.
Plus very easy access to the A23/A27. For anyone working out of town you will out onto the fast roads in a couple of minutes.

3- 5 mins walk away is the mainline Portslade train station with direct line access to London and Brighton.

Local buses run frequently into town and other areas from either end of the road. Brighton centre is about 15 mins away on the bus.

Locality
Next to the train station a few minutes walk away is Boundary Road with all its shops and pubs.
Hove lagoon and the seafront is about 10 mins walk.
There is also a park directly opposite the house

Garden
There is a lovely well maintained garden at the back, 45' long with a small patio, grassed section and a raised decked area at the end with a large garden shed. There is two tables and four chairs to sit out and enjoy it.

General
There will be a small fee of £40 on arrival to cover references and deposit protection. No further fees will be incurred beyond that point.
At the end of the initial 6 months the tenancy will change to a rolling 1 month basis.
The house has up to date safety certificates and complies with current legislation.

Overall it is a very nice, well maintained, modern house designed for very comfortable living suitable for young professional sharers.
